Building Independence and Community: The Transformative Impact of Specialist Disability Accommodation

For an increasing number of property investors, financial success is no longer enough. The desire to make a meaningful difference has given rise to opportunities that combine profitability with social impact. Specialist Disability Accommodation (SDA) is one such avenue.

A recent Apollo Investment development in Mount Barker, nestled in the Adelaide Hills, exemplifies how this housing concept is changing lives for people with disability. We were pleased to welcome former international cricketer, Glenn McGrath and Paralympian David Gould into one of our recent builds for a walk-through.

Empowering Lives Through Thoughtful Design

David Gould, a Paralympian and advocate for disability-friendly housing, describes how accessible housing has revolutionised his life. The properties are designed with accessible features such as adjustable kitchen benches, low-level light switches, and spacious layouts, enabling residents to manage their lives independently.

“The ability to cook, clean, and live independently is invaluable,” Gould shares. “It’s not just the physical convenience; it’s the mental empowerment. Knowing I don’t have to rely on someone else is life-changing.”

Beyond functionality, these homes offer spaces for caregivers, ensuring seamless support without sacrificing privacy. Intercom systems and separate living areas allow caregivers to provide assistance as needed, enhancing the quality of life for residents.

A New Approach to Investment

At Apollo Investment, we’re leading the charge in redefining SDA housing development. We prioritise collaboration with designers, caregivers, and participants to create homes that feel welcoming, not institutional. “Our aim is to deliver a win-win-win solution,” Nik Alessio, our General Manager explains. “The residents thrive, caregivers are supported, and investors see sustainable returns.”

Our fee-for-service business model ensures that our commitment is to the participants and investors, rather than developers. The result is a customised approach to housing that facilitates independence and community integration.

Real-Life Impact: Stories of Transformation

The true value of SDA housing shines through in stories like that of two best friends who transitioned into our Apollo-built home. Previously living in inadequate conditions, they now enjoy independence while staying connected to their community. On moving day, the pair were ecstatic.

“The smiles, the excitement — it’s moments like these that remind us why this work matters,” shares Alessio.

Investing With Heart

Our commitment extends beyond financial gain. Our homes are designed to make residents feel secure, happy, and valued. This approach attracts investors who see their contributions as both profitable and impactful. By providing high-quality, accessible homes, we ensure that all stakeholders — residents, caregivers, and investors — benefit from the initiative.

SDA is redefining what it means to invest with purpose. Through accessible design and a participant-first approach, SDA housing provides independence and dignity for people with disability while delivering meaningful returns for investors.

By building homes with heart, we can change lives, strengthen communities, and create a brighter future for all.

Case Study: A Comfortable Home for Two

In South Australia, a recent project highlights how thoughtful design and financial expertise can create an ideal living environment. Built for two participants, this High Physical Support home ensures comfort, independence, and accessibility. With three spacious bedrooms, four bathrooms, and ample parking, the property balances privacy and shared spaces, creating a harmonious and uncrowded setting.

Exceptional Outcomes

Beyond meeting residents' needs, this investment delivered outstanding financial results: valued at $1,040,000 — $135,050 above purchase price — with an additional $50,000 cashback rebate, creating a total value uplift of $185,050 before construction had even begun.
